Greetings to all Sun City Hermosa Homeowners:
This past year was quite challenging as our country endured a pandemic. We hope that you, your family, friends, and neighbors are safe. We wanted to provide updates and highlights of what has transpired in the last year. We are committed to delivering updates to you more often moving forward.

Since 2018, we’ve worked closely with S&L Management to correct many aspects of management. We have resumed community inspections, asked for your help to address deferred maintenance and delinquency issues, and designed a 2-3 year plan to resolve our financial issues without special assessments. S&L performance had declined, and last August S&L notified us that they had sold their business to Avalon Management. This transition did not go well. Avalon overpromised and never delivered. A few months later, Avalon issued a Termination Notice to us. The termination was presumably based on the fact that our Senior community is large with low dues, and according to Avalon, we were not a match. Management companies typically charge 3 to 4 times more than what our budget allows for managing a typical HOA community. We are a very unique community and it’s challenging to find good management companies that understand our needs and will work with our budget.

The good news is that we’ve hired Diversified Association Management as our new Management Company, effective March 1, 2021. A lot has happened during these past few months. We want to thank you for your patience, cooperation, and understanding. We had many struggles, but we have stayed on course. We really appreciate all of you that have taken pride in your home’s appearance; together we have accomplished many improvements. Sun City Hermosa property values have also been steadily increasing. Our 2021-2022 Goals and Objectives continue to focus on working with you in our community and we humbly ask for your full cooperation. Purchasing a home in our community association of 320 homes offers many advantages, but at the same time does impose some restrictions. These restrictions are not meant as an inconvenience or invasion of freedom but rather as a means to PRESERVE, PROTECT, ENHANCE THE VALUE OF THE COMMUNITY AND ITS HOMES, ENHANCE THE LIFESTYLE OF THE RESIDENTS, AND PROVIDE FOR A HARMONIOUS ATMOSPHERE WITHIN THE COMMUNITY.

Our dues are still very reasonable at $7.50 per month. For a quarter a day we have the peace of mind that a dedicated team of experts at Diversified Association Management and committed board volunteers are ready to assist the needs of our owners and landlords and will oversee:

● Regular community inspections
● Compliance guidance, and follow-ups
● Minutes
● Maintenance of association records
● Compliance letters
● Architectural and improvement applications
● Billing and delinquent statements
● Monthly financials and accounting
● Collection services
● Liens with all costs charged to delinquent owners, not the association
● D&O insurance and Income taxes liaison services
● Escrow coordination services
● Board Meetings
● Maintenance of HOA legal compliance
● Logistics and Software
● And much more!

With your cooperation, we are hopeful that our dues will remain the same. Our financials continue to recover into 2021-2022, and this was all done without special assessments! Our new 2021 Budget will be sent to you in the next few days. The fact is that our dues have not kept up with inflation. In the past 21 years, there was very little change in our dues, not enough to cover operating expenses or proper management.
