Dear Sun City Hermosa Resident:

The past 18 months were quite challenging as our country endured a pandemic. We hope that you, your family, friends, and neighbors are safe. COVID has affected community associations and residents in various ways; please rest assured that our community association board and management has continued to work to ensure the community is functioning to the best of its ability, and making decisions with the health, safety, and welfare of its residents in mind. 

Our in-person Homeowner’s Association Meeting is scheduled for SEPTEMBER 24, 2021 at 1 PM

Your Board of Directors has arranged a visit with our own Menifee Police Department, their POP team will be at our meeting to discuss security concerns within our Sun City Hermosa community. They will also share information about establishing a Neighborhood Watch Program and how such a program can improve the safety within our community. Sun City Hermosa community is an open community on City streets, any and all safety and security concerns must be reported to the Menifee Police Department. This is your chance to bring your questions and concerns to the Menifee Police Department. 

Many of you have received letters asking for your help and cooperation in maintaining and keeping your property or rental in good condition as well as maintaining and the upkeep of your lawn, bushes, trees, fences, paint, etc. As members of this community, it is our obligation to respect and comply with these provisions in our CC&R’s. Your Board of Directors has come up with some additional help for you to accomplish this task. We’ve coordinated with our local Habitat for Humanity a SUN CITY HERMOSA NEIGHBORHOOD SENIOR YARD CLEAN UP WORK DAY!

This is a ONE-TIME EVENT! 50 VOLUNTEERS will come to our community on Sunday, October 3, 2021 and clean up your yard for you, FREE! Some of the work they will do for you:

  • Weed abatement and yard cleanup
  • Pruning existing plants, shrubs, and small trees
  • Brush removal

But, hurry… You have to fill out a simple application that must be received on or before SEPTEMBER 27, 2021.   

Habitat for Humanity Inland Valley complimentary yard work clean-up services is a program offered to seniors whose income falls into the low to moderate range, no proof of income is required.

GRANTS to replace ROOFS: In our recent community inspection, we’ve noticed many roofs are in need of replacement, the City of Menifee has a Grant Program to assist income-eligible seniors and/or permanently disabled homeowners in making their homes more accessible, safe, and healthy. This is a great program, unfortunately, there is a waiting list, please contact Edna Lebrón to get on the list. email: elebron@cityofmenifee.us or (951) 723-3713.  

ABOUT OUR MEETING: Please keep in mind we cannot solve every problem in our community during a single meeting, we must stay on schedule. To conserve time, homeowners will be limited to a 3-minute slot to speak or ask or address general community concerns, any personal or individual situation must be addressed directly to the management company before or after the meeting in writing.

AGE VERIFICATION FORMS: When you purchased your home at Sun City Hermosa, you signed a series of escrow papers, one of which states that you have read the CC&Rs and agreed to abide by them. A reminder that many homeowners and landlords are not sending the Federal mandatory Age Verification Forms and required documents. Even if you have submitted a form to S&L or Avalon, it must be resubmitted to Diversified Association Management. We apologize in advance but the prior management companies did not provide all of the records to Diversified. You may also bring the form & documents to the meeting. Please continue to repeat this process every 2-years, and every time new renters move in. We do not want to assess penalties, please help us! 

ARCHITECTURAL REVIEWS: No alteration shall be made to the exterior design or color of any structure, landscaping, fencing, etc. unless the Board shall have first approved such alteration. Please submit your proposed maintenance or improvements by filling out an architectural form and uploading it to your resident portal at: https://diversifiedhoa.appfolio.com/connect/users/sign_in  

NEW LAWSDuring the last couple of years many bills were signed into law that seriously affects California HOAs. To be safe, the board hired an HOA attorney to review our CC&R’s. We finally now have a written document that confirms that the Davis Stirling Common Interest Development Act (California Civil Code sections 4000 through 6150) does not apply to the Sun City Hermosa development. The operations of Sun City Hermosa are, of course, governed by the CC&Rs, the Bylaws, and many state and federal laws and statutes, but not by the provisions of the Davis Stirling Common Interest Development Act. This is great news and it means we do not have to comply with any of the provisions of the Davis Stirling act which will save us money. 

FINANCIALS: The current financial status of Sun City Hermosa is great, we continue to recover. Our dues should remain stable for years. About 12% of the residents have past due balances. We’ve given these residents many chances to bring their accounts current and/or make payment arrangements, many have ignored all demands and are still seriously delinquent. Prior management companies were not aggressive in collections and many owners abused the system. The board and management are resolving this issue, Pre-liens will be the next phase of collections, this will be very costly for these delinquent owners that have been ignoring our demands. Diversified Association Management has our board’s approval to file liens, lawsuits, even foreclosure to resolve these delinquent accounts.
