Dear Sun City Hermosa Resident,
Our HOA annual assessment of $90.00 is due on April 1, 2023. Your assessment will be delinquent if not received in our office by April 15, 2023.
Please write your account number in the memo area of the check. Account number and instructions to pay online are also located on the statement.
Delinquent assessments will incur late fees. If it remains unpaid, your account will be assigned to collections and risks the assessment of pre-liens, liens, or even foreclosure.
COMMUNITY INSPECTIONS – HOUSE AND YARD MAINTENANCE: Management walks every one of the 318 homes in our community every other month, which includes rental houses, taking notes and pictures of those homes and yards showing deferred maintenance. Houses and grounds must be kept in neat, sanitary, and attractive condition; including but not limited to landscaping, bushes, trees, grass areas, stucco, siding, paint, roofs, fences, and driveway. Home owners and Housing Providers “Landlords” are to repair or replace anything that falls into disrepair or becomes unsafe, unsightly or unattractive. Gound cover must be installed in all exposed dirt areas in front yards, RVs, broken down or unregistered cars, boats, trailers, or anything else cannot be parked anywhere on the property unless it is inside the garage. Everyone is expected to comply with the Covenants, Conditions & Restrictions (CC&R) as agreed when you purchased this property.
HOUSE AND YARD MAINTENANCE: We need your help!. We continue to have many owners that are not maintaining their homes, we issue many violation letters every month. Some homeowners have expressed at their hearings that they cannot afford to maintain their homes or yards; our CC&Rs are for everyone and everyone must comply in the same manner.
DELINQUENT OWNERS: We need your help! We continue to have many owners that are delinquent with their dues or fines. Many liens have been filed on Sun City Hermosa homes, the next step is large legal fees and foreclosure. Do not take the risk of loosing your home, please contact management as soon as possible to make payment arrangements.
WHO IS THE BOARD OF DIRECTORS? We’re Homeowners that have agreed to volunteer our time and effort to act as fiduciaries on behalf of all of you, fellow owners. We’re serving to put the interest of our Sun City Community collectively first, exercising sound business judgment and a healthy dose of common sense that best applies to the facts we’re dealing with; to protect the fiscal and structural security of the properties, our community and the well-being of all of us residents and owners.
ATTENTION HOUSING PROVIDERS: Please provide your tenants with a “Notice to Condominium or Homeowners Association” addendum, this will automatically incorporate our community’s CC&R’s into your Rental agreements and leases, allowing you to issue a “Three-Day Notice to Perform Covenants or Quit” whenever your tenant violates our CC&Rs. Owners are responsible to make sure tenants comply with community rules.
AGE VERIFICATION FORMS: This is a Federal mandatory requirement to legally retain our status as a Senior Community. Fines will be billed on those owners that do not complete the form every 2 years or every time a new tenant moves in. This form is always available as a download on our website below. If you haven’t submitted this form within the last 2 years, we require you to fill it out and send it to Diversified Association Management as soon as possible.
ARCHITECTURAL REVIEWS: All exterior alterations in the design or color of any structure, landscaping, fencing, roof, paint, etc. need to have board approval before any work can be started. This approval will avoid fines or redoing any work you may have done. The form is available as a download on our website below; once completed please send it to Diversified Association Management for board approval.
GARBAGE PICK-UP: Trash containers cannot be put out until after 3 PM the day before and taken off the street before sundown on the day of pick up. Per the rules of our community association, trash containers are not to be visible from the street.
CHRISTMAS LIGHTS AND DECORATIONS: Please remove any and all lights and decorations from your homes.
